Hi Dean,
While I was listening to your audio about the 9 word e-mail, I started going through my leads notebook, and started sending out e-mails one by one. Before your audio was done, I got a response! "Yes, I've expanded my search and I'm still looking."
You wanted to know what I would say next. OMG!!!!!!! I don't even know!!!!! Help! All of my first ideas seem lame. Like, "How can I help?" That sounds like the cookie story - too broad.
How about "Would you like to go out house hunting this weekend?"
Short, specific, to the point.
I don't know. What do you think?

Oh my goodness! Out of the 20 e-mails I sent, I have already heard back from 9 people! Only one "no" in that group - and she said thank you anyway! Several people looking to the future, so, now I know who to keep in touch with. One hot prospect for right now, and a couple of other maybes for right now. Where do I go from here?

Here's one idea Sharon...it's stealing another of Dean's ideas, but if the shoe fits, eh?.....
One of Dean's great emails (short and always leading to the next step), is this one:
"As I looked over the new listings of homes today, I noticed a great home with a 2 car garage and thought you may want to see more photos. Just reply back and I will send them."
You could modify that a bit depending on the situation/buyer, but this a great example of providing help w/out using the words "How can I help?". Don't ask how you can help, show them how you can help...
And don't worry if you don't have a 'great home w/2 car garage' at the ready when you send the email, they are a dime a dozen in your MLS and when they type back yes, please send them, you can just go grab 3 or 4 that really show well and the client thinks you are the best realtor they ever had.
