I called about 20 people so far and&amp;nbsp; some have asked for packages on line. Some love hard copying of listings. Some have asked me to stay in touch for listing in the future. Some have committed to me. But they all have one thing in common. They want me to stay in touch with&amp;nbsp; them &lt;B&gt;because I offered to help them.&lt;/B&gt; Man oh man I have to have the slowest learning curve in this business&amp;nbsp;. 		<title>response failure rate? getting listing/com</title>

An update I know have 39 active leads and unfortunately since my December Mailings&amp;nbsp; 8 people have listed . I have received no inquiry's of the 8 people that listed.&amp;nbsp; After my third mailing I put the clients on a electronic newsletter that is informative ( figured it cant hurt ) I have not called these people as Chuck doesn't and I understand the labour intensive nature of this program pays dividends down the road. This month I am personalizing the mail out a little more. I will likely in close a cookie of some kind , coffee card / lottery ticket etc?? &lt;BR&gt;&lt;BR&gt;I am seriously considering calling these leads and making a inquiry( soft sell ) &lt;BR&gt;Are they getting the package,&amp;nbsp; can I help them with anything? do they have questions? &lt;BR&gt;&lt;BR&gt;However I would like feedback from the veterans&amp;nbsp; as 8 listings I missed out on is starting to cause me some concern. These numbers are causing me some concern.&amp;nbsp; Of course those 8 people could be looking for FREE info as well? My closing gift this morning cost me $1.05 and the perceived value to the client was a couple thousand!!!&lt;br&gt;&lt;br&gt;Has anyone else used these? I'm trying to develop and collect innovative ways to use these certificates to bond and build relationships with prospects.
